Describe the pattern
Record which rooms are uncomfortable, at what time of day and under which weather conditions. Note drafts, uneven temperatures, condensation and noise. These observations help an assessor investigate rather than guess.
Review the building
Windows, air leakage, insulation, solar exposure and moisture can influence comfort. Equipment replacement alone may leave the original problem in place. Discuss the sequence of envelope and mechanical work with appropriate professionals.
Ask how sizing was decided
For heating or cooling changes, ask for the basis of the proposed capacity and how distribution will be assessed. Check noise, equipment location, controls, electrical needs and what happens during unusually cold or hot conditions.
Agree on handover
Ask what commissioning, balancing and operating instructions will be supplied. Discuss filter changes, servicing and simple settings your household can use. Treat published efficiency figures as product information, not a guaranteed bill reduction for your home.
